White Oak North Grove

White Oak North Grove, Spartanburg SC. Fine Tuned Structures is the Structural Engineer of Record and provided full construction assistance for this senior care project. The design consulting team was led by Stuart Barber, AIA head of the senior studio at the Charleston office of McMillan Pazdan Smith Architecture, who is the Architect of Record for the project. The total area of the project is approximately 80,000 square feet. The building footprint has a distinct layout combining three X-shaped buildings and a central core into one layout. The structure consists of one-story light gauge load bearing walls supporting light gauge metal roof trusses. Structural steel framing is used in some large open areas and exterior porches. Core area and kitchen are framed with load bearing masonry walls supporting steel joists and metal roof deck. The building is classified as risk category III and therefore designed for higher wind and seismic loads. The entire structure is supported on shallow strip and spread footings. The design was completed in July 2015. The project was completed in the spring of 2017. An article about this project, which was selected out of thousands of similar projects, was featured in the EFA Design Showcase magazine published in March, 2018.
