6400 Bluewater Resort and Marina, Hilton Head Island SC. Fine Tuned Structures is the Structural Engineer of Record for this private development project. The building is approximately 88,000 square feet, six-story tall, located in Bluewater Resort and Marina in Hilton Head Island, South Carolina. This is the third building in the same development designed by Fine Tuned Structures. The architect for the project is General Design of Branson, Missouri. The contractor was Fraser Construction from Bluffton in South Carolina. The main structural system is a reinforced concrete frame with two-way reinforced concrete post-tensioned slabs. Lateral support is provided by specially reinforced concrete shear walls. Resisting lateral loads and keeping torsion into control presented challenges for the structural engineers on this project due to the length of the building and the lack lateral load resisting elements along the waterfront façade. The architectural vision for this side of the building was for large balconies and windows to allow occupants a full view towards the beautiful intracoastal waterway. The entire first level is on-ground parking under the building which restricted the use of large shear walls and columns. The building is supported on auger cast displacement piles. All structural plans were generated with Autodesk Revit. With a very aggressive schedule the project was completed in July 2016 approximately 14 months after construction began.
