Fine Tuned Structures is the Structural Engineer of Record for this new skilled nursing facility in Manning, South Carolina. The project is approximately 57,000 square feet. The building is a one-story light frame structure, utilizing wood framed load bearing walls, pre-engineered and heavy timber wood trusses, structural steel gravity frames in large span areas, and load bearing reinforced masonry walls in the kitchen space. The project is not located directly on the coastline, however, the building is a risk category III, which combined with its close proximity to Charleston, mandates design for hurricane level wind loads. Based on the seismic ground accelerations the structure is defined as seismic design category D. The building is supported on shallow strip and spread footings. The project design team is led by Stuart Barber, AIA, head of the senior studio of McMillan Pazdan Smith Architecture. The design team used Revit cloud sharing building information modeling to facility coordination between the various disciplines. The general contractor is Mashburn Construction. The framing sub-contractor and roof fabricator is Atlantic Construction Services. The project was completed in December 2021. An opening ceremony was held on January 6th, 2022 when the project was officially renamed to Pocotaligo River Health and Rehab.
