Fine Tuned Structures is the Engineer of Record for this multi-story senior care project, located in downtown Charleston. McMillan Pazdan Smith Architecture is the Architect of Record. Trident Construction is the main contractor for the project with ProSlab serving as the concrete and post-tension subcontractor. The building is a five-story structure with common second floor slab and two four-story towers above it. The total area of the project is approximately 91,000 square feet. The two towers are connected with an enclosed multi-story bridge. The building’s structure is of reinforced concrete frame type, composed of specially reinforced concrete shear walls, columns, and post-tensioned two-way flat slabs. The design team was presented with many challenges including designing for flood loads, hurricane level wind forces, and seismic design category D combined with liquefiable soils. The building is supported on 14” square precast prestressed concrete piles. In 2021 the property was renamed and began to advertise as Kempton of Charleston. The project was completed at the beginning of January 2022.
